Can Damaged Concrete Be Coated? What TORQ Can and Can’t Repair

May 28, 2026

If your garage floor has cracks, salt pits, spalling, or surface damage, you may be wondering:

Can this actually be coated, or do I need to replace the concrete first?

It’s a common question homeowners ask before getting a garage floor coating, and it makes sense. If the concrete looks damaged, it’s easy to assume you need to fix everything before calling a coating company.

In many cases, that’s not true.

As Crayton from TORQ Coatings explains, a lot of garage floor damage is surface-level and can often be repaired as part of the coating process.

At TORQ Coatings, we regularly repair common surface damage before installing a concrete coating system. Repairs include salt pitting, spalling, hairline cracks, and other surface imperfections.

TORQ’s process includes diamond grinding, surface repair, polyurea basecoat application, decorative flake broadcast, and a UV-stable polyaspartic topcoat.

But there are also concrete problems a coating company should not pretend to fix.

Quick answer: Can damaged concrete be coated?

Damaged concrete can often be coated if the damage is limited to surface-level issues like salt pitting, minor spalling, hairline cracks, and small imperfections.

Before coating, the concrete is mechanically ground, damaged areas are filled, repairs are smoothed, and the coating system is installed over the prepared surface.

However, concrete coatings are not a fix for structural issues.

If the slab is cracked all the way through, severely sinking, moving, heaving, or failing structurally, the concrete may need evaluation or repair by another professional before a coating can be installed.

Watch: What TORQ can and can’t repair before coating

In this video, Crayton from TORQ Coatings explains what kind of concrete TORQ can repair.

Surface damage vs. structural damage: What’s usually repairable?

Here’s a simple chart that compares the concrete damage TORQ can often repair and concrete issues that may need another professional first.

If your concrete has…Usually repairable before coating? What it likely means
Salt pittingYesSurface damage
Minor spallingYesSurface damage
Hairline cracksYesCommon surface cracking
Small chips or divotsYesSurface imperfections
Old failing coatingMaybeMay need removal first
Large cracks with separationNoPossible structural movement
Sinking or uneven slabNoLeveling issue
Excess moisture coming up through slabNoHydrostatic pressure issue
Concrete crumbling throughoutNoPossible slab failure

This table is not a replacement for an in-person inspection, but it gives you a helpful starting point.

The biggest misconception: “I need to fix my concrete before calling”

Many homeowners wait too long to call because they assume they need to repair the concrete first.

They look at the garage floor and think:

  • “This is too damaged.”
  • “I probably need a new slab.”
  • “A coating company won’t be able to fix this.”
  • “I should hire someone else to repair the concrete before I get a coating quote.”

Sometimes, a separate concrete repair professional is needed. But often, the concrete is more salvageable than it looks.

Surface damage is common, especially in Midwest garages where road salt, freeze-thaw conditions, and daily vehicle traffic can wear down the concrete over time.

So before you assume you need a full replacement, it’s worth having the concrete inspected.

That is one reason TORQ offers a free in-home design consultation.

What concrete damage can TORQ usually repair before coating?

  1. Salt pitting
  2. Spalling
  3. Hairline cracks
  4. Minor surface damage

Let’s walk through each one.

Salt pitting

Salt pitting is one of the most common forms of garage floor damage in Midwest homes.

It often happens when road salt and slush come off vehicles and sit on the concrete. Over time, the surface begins to break down, leaving small pits or rough areas in the floor.

Fortunately, these areas can usually be opened, filled, and ground smooth as part of the surface preparation process.

Once the coating system is installed, the surface is protected from normal garage use, and the pitting doesn’t recur.

This is one of the biggest reasons homeowners should not assume they need a new slab just because the garage floor looks rough.

Spalling

Spalling happens when the surface of the concrete flakes, chips, or breaks away. It may look like the top layer of the concrete is peeling or crumbling.

Minor to moderate surface spalling can often be repaired before coating.

The loose or damaged material is removed, the surface is mechanically prepared, repairs are made, and the coating system is applied over the prepared concrete.

The key question is whether the spalling is surface-level or whether it points to deeper concrete failure.

If it is surface damage, it may be a good candidate for repair and coating. If the concrete is severely compromised, unstable, or failing structurally, it may need a different solution first.

Hairline cracks

Hairline cracks are also common in garage floors. Usually, they can often be repaired before coating.

TORQ’s residential installation process includes repairing surface imperfections before the coating system is installed. See Transforming a Damaged Garage Floor: Before & After for some pictures of what we do.

A coating can make cracks much less visible and help protect the surface. But it is important to be clear: a coating does not stop future structural movement in the concrete itself.

Minor surface damage

Some garage floors have small divots, rough patches, shallow damage, or uneven surface spots. During installation, the floor is mechanically diamond ground to create the right surface profile.

TORQ uses diamond grinding as part of its surface preparation process to help with adhesion and durability while removing dust, oils, and contaminants. (TORQ Coatings).

The goal is to make the floor ready for the basecoat so the coating bonds correctly and the finished surface looks clean.

What does TORQ do to repair damaged concrete before coating?

The repair process depends on the floor, but the basic sequence usually looks like this:

StepWhat happensWhy it matters
Concrete inspectionThe floor is evaluated during the consultationDetermines whether the concrete is a good coating candidate
Diamond grindingThe surface is mechanically preparedCreates the surface profile needed for adhesion
Damage openingCracks, pits, or damaged spots are opened as neededAllows repair material to bond properly
FillingImperfections are filled with repair materialSmooths damaged areas before coating
Grinding smoothRepairs are ground flush with the surfaceHelps create a better finished floor
Coating installationBasecoat, flake, and topcoat are appliedProtects and finishes the concrete surface

This process matters because a coating is only as good as the surface underneath it.

If damage is ignored, the floor may look better temporarily but still have weak spots below the surface. Proper repair and preparation help create a stronger foundation for the coating system.

What concrete problems can’t TORQ repair with a coating?

This is where honesty matters.

A concrete coating company should not tell every homeowner, “Yes, we can fix that,” just to win the job.

There are certain issues a coating system is not designed to solve.

TORQ does not repair:

  • Structural concrete issues
  • Concrete cracked all the way through
  • Major slab leveling problems
  • Sinking slabs
  • Severely heaving slabs
  • Full concrete replacement
  • Concrete repouring

TORQ’s warranty does not cover hydrostatic pressure, substrate failure, or corrosive liquids.

Important: A coating warranty is not the same as a concrete warranty. TORQ’s coating warranty is designed to protect against coating-related issues, but it does not cover movement, cracking, or failure of the concrete slab itself.

Structural cracks

A coating cannot stop a structurally failing slab from moving. If a coating is applied to moving concrete, that movement can telegraph through the finished surface over time.

If a crack goes all the way through the slab, continues to move, separates sections of concrete, or shows signs of serious displacement, that is not just a cosmetic issue.

Major leveling problems

If one section of the garage floor is much higher or lower than another, or the slab has sunk significantly, a coating system is not the right tool to fix that problem.

Coatings are protective systems applied to prepared concrete. They are not a substitute for slab leveling, mudjacking, foam lifting, or concrete replacement.

If your garage has major slope issues, trip hazards, or sunken sections, you may need a concrete leveling professional before a coating can be installed.

Sinking or heaving slabs

Both sinking and heaving slabs can indicate soil movement, drainage problems, freeze-thaw effects, or other structural concerns.

A coating should not be used as a cover-up for active movement. If the slab is still moving, coating it will not solve the root issue.

Concrete that needs to be repoured

In some cases, the concrete is simply too far gone.

If the slab is severely broken, unstable, crumbling, or structurally compromised, replacement may be the better long-term solution.

TORQ does not repour concrete. But if your slab needs work outside TORQ’s scope, the right thing to do is point you toward a professional who can help address the underlying issue first.

Should you call TORQ or a concrete contractor first?

Call TORQ first if your floor has:

  • Salt pitting
  • Minor spalling
  • Hairline cracks
  • Surface chips
  • Stains
  • General surface wear
  • Rough or unattractive concrete
  • An old coating you’re not sure about

Call a concrete repair, leveling, or replacement professional first if your slab is:

  • Sinking
  • Severely uneven
  • Cracked all the way through
  • Actively moving
  • Heaving
  • Structurally failing
  • Showing moisture pressure from below
  • Crumbling throughout large areas

The goal is not to guess. The goal is to find out whether the problem is surface damage or slab failure.

Can TORQ coat over an old garage floor coating?

Small injuries to the coating can be spot-repaired. However, if the old coating is peeling, bubbling, flaking, or poorly bonded, it may need to be removed before a new coating system can be installed.

This is important because a new coating is only as strong as what it is bonded to.

If the new system is installed over a weak or failing layer, the old coating can become the failure point. That is why old coatings should be inspected before the project is quoted.

Do concrete repairs affect the cost of a garage floor coating?

Yes, they can. The size of the garage matters, but the condition of the concrete is one of the biggest pricing factors.

TORQ’s pricing ranges from $7 to $13 per square foot, with a standard 400-square-foot garage often running $2,800 to $5,200 for quality installation.

An in-home consultation is more accurate than a rough phone estimate.

Note: If a company prices your garage without checking the concrete, they are guessing on one of the biggest variables in the project.

A good quote is not always the lowest quote. A good quote is one that takes place after an on-site evaluation, and it explains what is included and what is not.

Why even new concrete should be protected

Even if you do need a new slab, remember that bare concrete is porous. It can absorb moisture, salt, oil, chemicals, and other contaminants.

Over time, daily garage use can stain, pit, and damage the surface.

TORQ installs polyurea and polyaspartic systems designed to create durable, UV-stable floors that protect the customer’s investment.

So if you do replace your slab, it may still make sense to coat it once it is ready.

What should you take pictures of before scheduling a consultation?

Before your consultation, take:

  • Wide shots of the full garage floor
  • Close-ups of cracks
  • Salt-pitted areas
  • Spalling or flaking concrete
  • Any old coating, paint, or sealer
  • Uneven or sunken areas
  • Moisture spots or discoloration
  • Areas where the concrete looks soft, crumbly, or loose

These photos do not replace an in-person inspection, but they can help the TORQ team understand what you are concerned about before the appointment.

During the consultation, the team can inspect the floor in person and explain whether the issue appears repairable as part of the coating process.

Why the free consultation matters

During a free in-home design consultation, TORQ will inspect the floor, look at the type of damage, check whether the surface is a coating candidate, and explain what repairs would be included.

If the floor can be repaired and coated, you will know what the process looks like. If it cannot, TORQ will be honest about that.

That kind of transparency is important because homeowners deserve to know what a coating can fix and what it cannot.

Not sure if your concrete is too damaged to coat?

Don’t guess and don’t assume you need a new slab.

FAQs about coating damaged concrete

Can pitted concrete be coated?

Yes, pitted concrete can often be coated if the damage is surface-level. The pitted areas are prepared, filled, ground smooth, and coated as part of the installation process.

Can spalling concrete be coated?

Minor or moderate surface spalling can often be repaired before coating. Severe spalling or structural concrete failure may require a concrete company that specializes in full slab repair and replacement.

Can cracked concrete be coated?

Hairline cracks can usually be repaired before coating. Cracks that go all the way through the slab, continue to move, or indicate structural failure should be evaluated before coating.

Will cracks disappear completely after coating?

Many hairline cracks and surface imperfections become much less visible after they are opened, filled, ground smooth, and coated. However, a coating cannot guarantee that cracks will never reappear. If the concrete continues to move underneath the coating, that movement may show over time.

Do I need to repair my garage floor before calling TORQ?

Usually, no. TORQ can inspect the floor during the free in-home consultation and tell you whether the damage can be repaired as part of the coating process.

Does TORQ repour concrete?

No. TORQ does not repour concrete. If the slab needs replacement or major structural repair, TORQ can let you know and point you toward the right type of professional before installing a coating.

Can a coating fix a sinking slab?

No. A coating cannot fix a sinking slab. Sinking, heaving, or major leveling issues should be handled by a concrete repair, leveling, or replacement professional before coating.

Can a coating stop concrete from cracking?

No coating can guarantee that concrete will never crack again. Our installation process can repair and cover many existing surface cracks, but it cannot stop structural movement in the slab.

Can a coating repair concrete that is flaking?

Minor surface flaking or spalling can often be repaired before coating. Severe crumbling or structural failure may need concrete repair or replacement from a company that specializes in these repairs first.

Will repaired areas look different after coating?

Yes. Once the surface is repaired, ground smooth, and coated with a flake system, your floor will look brand new.

Can moisture problems be coated over?

No. Moisture pressure coming up through the slab, also called hydrostatic pressure, should be addressed before coating. TORQ’s warranty does not cover issues caused by hydrostatic pressure.

Can you coat brand-new concrete?

Usually, yes, but the slab needs to be ready for coating first. If you recently poured new concrete, ask TORQ when it can be inspected and coated.

What if TORQ cannot repair my concrete?

If TORQ cannot repair the issue, the team will tell you honestly and help point you in the right direction. Once the underlying concrete issue is addressed, TORQ may be able to install a coating to protect the surface.
